Overview

Most of the roofs in Upstate New York are failing gradually – rather than suddenly. Gradual granule loss, cracking of flashing, deteriorating sealants, and compressed or non-existent attic ventilation can go on for years without showing signs of failure (water stains) until the time comes to fix them. It usually takes an experienced inspector to find these problems at the point that a repair will cost hundreds instead of thousands.

The weather in Upstate New York makes it difficult to inspect homes due to the many factors involved in ice damming including lifting shingles, staining decking, and compromising self-adhered underlayment at eaves. The freeze/thaw cycle also causes caulking to crack around every pipe boot, skylight curb, and chimney cap. Because our inspectors have experience fixing the problems caused by neglecting the details, we know just where to look. Our inspectors are not content simply walking the perimeter and calling it a day; they climb up onto the roof and take pictures of every issue they identify.

Each home inspection provides a written report with photographs detailing the condition of each component of the roof assembly. Additionally, our reports provide a prioritized list of the findings from least important to most urgent: What needs to be addressed immediately? What should be monitored closely? And which components are functioning as expected for a roof of this age? We are not looking to create panic. Whether your roof has another five years remaining, we will let you know. We will also advise you of steps you can take to prolong its life.

For example: storm assessment evaluations for insurance purposes; pre-transaction inspections for both buyers and sellers; annual routine inspections for commercial properties managed by third parties; and warranty inspections for newly constructed buildings. Regardless of the reason for conducting the evaluation, we follow a predetermined protocol so that you receive a useable report whether you need to present it to an insurance adjuster, a real estate lawyer or some other member of your facilities team who may need to act upon it.
